We are seeking a Senior Preconstruction Estimator to lead the development of detailed cost estimates for commercial, institutional, and mixed-use construction projects ranging from $10M to $100M+. This role is central to the business development and preconstruction process, producing the competitive, accurate bids and budgets that drive project wins and set the financial foundation for successful project execution.

The ideal candidate combines sharp quantitative skills with deep construction knowledge, collaborative instincts, and the credibility to lead preconstruction efforts with owners, architects, and subcontractors.

Key Responsibilities

• Prepare detailed conceptual, schematic, design development, and GMP estimates across all construction disciplines

• Lead subcontractor bidding processes including bid package preparation, scope review, leveling, and award recommendations

• Conduct thorough review of construction documents, geotechnical reports, and project specifications to develop accurate quantity takeoffs and cost models

• Build and maintain a current subcontractor and supplier database to ensure competitive and reliable pricing

• Participate in owner and design team meetings during preconstruction, providing cost guidance and value engineering recommendations

• Prepare bid submissions, estimate presentations, and ROM budgets for pursuit and proposal efforts

• Collaborate with project management, scheduling, and operations teams to ensure estimate assumptions align with execution plans

Requirements

• Bachelor's degree in Construction Management, Civil Engineering, or a related field

• 7+ years of commercial construction estimating experience with primary responsibility for large, complex project estimates

• Proficiency with estimating software (Sage Estimating, WinEst, ProEst, or equivalent) and On-Screen Takeoff or Bluebeam

• Deep knowledge of construction means, methods, materials, and subcontractor trades

• Exceptional attention to detail and ability to manage multiple estimates simultaneously under deadline pressure

Preferred Qualifications

• Certified Professional Estimator (CPE) designation from ASPE

• Experience estimating healthcare, higher education, or public sector construction projects

• Familiarity with BIM and model-based quantity takeoff workflows
